Even as the country’s economy exhibits ups and downs, Tyler’s growth continues to unfold across the city. Several upcoming commercial real estate projects will result in new jobs, stronger tax revenues, and business opportunities that will shape the economic future of all citizens.

One of the most visible projects is the roadway extension near the new Bass Pro Shops development. The planned extension of Settlers Landing Drive (soon to be known as Bass Pro Way) will create a direct link between South Broadway, Cumberland Village, and Centennial Drive. This improved connectivity will make shopping more convenient, ease traffic congestion, and open up land for future growth.

Growth is also taking shape in North Tyler, where the city and the Tyler Economic Development Council have partnered to extend sewer service to the 282-acre Wisenbaker Tract. By investing in critical infrastructure, the city is preparing this site for development as a future business park. This property could attract manufacturing, logistics, or healthcare employers, laying the foundation for the kind of economic growth that benefits everyone.

Also in North Tyler, Amazon is putting the finishing touches on a new 140,000-square-foot delivery facility in North Tyler Commerce Park, set to open in time for the holiday season. More than 100 jobs will come with it, and the company is also funding new road improvements around the site. What’s notable here is that Amazon requested no city incentives or tax abatements, choosing instead to invest directly in Tyler. That decision reflects confidence in the community’s workforce and location, particularly given access to Interstate 20.

Meanwhile, the heart of Tyler is preparing for its own transformation. A multi-million dollar downtown infrastructure improvement project will bring modernized utilities, reconstructed roadways, and three acres of new green space. These improvements will make it easier for local entrepreneurs to invest, while also signaling to residents and visitors alike that downtown Tyler is a place worth exploring and enjoying.

Complementing these public investments, the city has approved a landmark private development: the return of the Blackstone Hotel. Valencia Hotel Group will bring a 140-room hotel with nearly 90,000 square feet of space to downtown. The project is expected to be completed within 42 months. Beyond enhancing hospitality offerings, the new Blackstone Hotel will strengthen Tyler’s role as a hub for conferences, business gatherings, and tourism.

On the retail front, Tyler is welcoming another major name: BJ’s Wholesale Club, which recently received approval to build a 104,000-square-foot facility with a fuel center in the Parkside Development near Cumberland Park. The addition of BJ’s highlights Tyler’s growing role as a retail hub.

Adding further momentum, Tyler’s first Oxxo convenience store is set to open at Interstate 20 and FM 14. This marks part of a larger expansion by FEMSA, which acquired more than 200 convenience stores in Texas and New Mexico. While fuel at the location will continue to be supplied by Delek, the Oxxo brand will introduce new retail options to the local market and signals the company’s growing presence in the U.S.

Taken together, these projects tell a story of a city that’s not standing still. With every new project, Tyler is open for business. Scarborough Commercial Real Estate is here to connect companies with the right opportunities to expand, succeed, and thrive in our growing city.
