An Advisory Approach to Brokerage

We begin each engagement by developing a clear understanding of our clients’ objectives, constraints, and long-term considerations. From there, we apply market knowledge and transaction experience to guide strategy and execution.

Our approach is grounded in market reality, with a focus on positioning assets to attract qualified prospects and drive competitive outcomes.

But not every situation requires an immediate transaction. We provide strategic advisory services to help clients evaluate options, timing, and strategy.

Sometimes the best move is waiting, and we’re comfortable telling clients that.

Commercial Real Estate Brokerage FAQs

Commercial real estate brokerage fees vary based on the complexity of the project.

For sales and leasing transactions, compensation is normally established in a written listing or representation agreement before work begins.

Depending on the transaction, the seller or landlord may pay the brokerage fee, but that should never be assumed without reviewing the agreement.

Scarborough CRE explains the fee structure upfront so clients understand how compensation works before making a commitment.

We evaluate the property using the methods most relevant to the asset, including:

  • Comparable sales
  • Income and expense performance
  • Capitalization rates
  • Replacement cost
  • Land value
  • Location
  • Condition
  • Zoning
  • Occupancy
  • Current buyer demand

A retail center and an industrial facility should not be valued the same way.

Our goal is to establish a realistic market position that attracts qualified interest without leaving money on the table or allowing an unrealistic price to stall the property.

The timeline depends on the

  • Property type
  • Pricing
  • Condition
  • Location
  • Tenant/buyer demand
  • Financing
  • Transaction complexity

A well-priced property in a strong submarket may generate activity quickly, while a specialized or overpriced property can take substantially longer.

Scarborough CRE provides a realistic assessment at the beginning, tracks market response, and communicates what may need to change if activity is weaker than expected. We focus on qualified prospects and execution, not inflated promises about timing.

Not always.

In many commercial transactions, the seller or landlord has agreed to pay a cooperating brokerage fee, but that varies by property and agreement.

A buyer or tenant may still be responsible for compensation when no cooperating fee is offered or when the agreed fee does not cover the representation services.

Before beginning an assignment, Scarborough CRE explains the compensation structure in writing so the client understands any potential cost and can make an informed decision.

During our first conversation, we focus on understanding the property, business objective, timing, financial considerations, and any known obstacles.

We will ask direct questions, explain the likely process, and identify the information needed to evaluate the assignment.

When appropriate, the next step may include a property review, market analysis, financing discussion, or formal proposal.

There is no value in forcing a transaction that does not fit the client's goals, so the first call is designed to clearly establish your property needs before anyone moves forward.

Yes.

We can conduct direct outreach to owners and use our local relationships, broker networks, property records, and market knowledge to identify potential off-market opportunities.

Off-market does not automatically mean below market value, and not every owner will consider selling or leasing.

The advantage is expanding the search beyond public listings and creating opportunities that may not otherwise reach the market.

The exact scope depends on the property and the buyer's intended use.

Commercial real estate due diligence can include title, survey, zoning, access, utilities, environmental conditions, physical inspections, leases, rent rolls, operating statements, taxes, insurance, and any planned use or development requirements.

Scarborough CRE helps organize the process, serving as the point of contact for all due diligence needs.

Buyers should rely on qualified professionals for legal, tax, engineering, and environmental advice.

In a gross lease, the landlord generally pays most property operating expenses and includes those costs in the rental rate, although the lease may still pass through certain increases or expenses.

In a triple-net, or NNN, lease, the tenant typically pays its share of property taxes, insurance, and common-area operating costs in addition to base rent.

The lower quoted rent is not always the lower total occupancy cost, so we compare the full economic terms rather than looking only at the base rental rate.

Scarborough CRE is based in Tyler and serves commercial real estate clients throughout East Texas while continuing to expand its work in North Texas and the Dallas-Fort Worth market.

For listings, acquisitions, or tenant searches outside our core market, we evaluate whether we can provide effective representation directly or coordinate with qualified local professionals when appropriate.
