A broker who works for the tenant, not the landlord

When you lease commercial space without your own broker, the only broker in the room works for the landlord. Tenant representation puts a commercial real estate broker on your side of the table. Scarborough Commercial Real Estate represents businesses leasing office, retail, medical, industrial and flex space in Tyler, Texas and across East Texas and Dallas-Fort Worth. Led by Sam Scarborough, CCIM, we find the space, run the comparison, negotiate the lease and manage the process through move-in, and in most cases the landlord pays our fee.

What a tenant rep broker does for you

Finds every option: we pull all available space that fits your requirements, including buildings that are not on LoopNet or Crexi yet, and we tell you which ones to skip.

Creates leverage: landlords negotiate harder when they know you have real alternatives. We make sure you do.

Negotiates the economics: base rent, free rent, tenant improvement allowance, operating expense caps, renewal options, expansion rights, exclusives and early termination rights.

Reads the lease: we flag the clauses that cost tenants money later, such as relocation rights, restoration obligations and uncapped pass-throughs, and we work with your attorney on the fix.

Manages the timeline: we build the schedule backward from your move date so build-out, permitting and the lease signing line up.

Who we represent

Professional and medical offices, restaurants and retailers, franchisees opening in East Texas, contractors and distributors needing warehouse or shop space, nonprofits, and regional and national companies opening a Tyler location. Whether you need 1,200 square feet or 50,000, the process and the fee structure are the same.

How it works

  1. A short call about your business, headcount or footprint, location, budget, timing and anything that worries you about your current lease.
  2. A written survey of every space that fits, with our frank notes on each.
  3. Tours of the shortlist, usually within the week.
  4. Proposals to two or more landlords at once, then a side by side comparison of the true all-in cost.
  5. Lease negotiation and review with your attorney, then coordination through build-out and move-in.

In most tenant representation deals, the landlord pays our fee, which is split with the landlord's broker, so there is no cost to you for our representation.

Lease renewals and relocations

If your lease ends in the next 12 to 18 months, that is the time to call. Landlords count on tenants renewing without shopping the market. We run a renewal the same way we run a new search, so you either get better terms where you are or a better space somewhere else.

Frequently asked questions

What does tenant representation cost?

In most cases, nothing. The landlord pays the brokerage fee, which is split between the landlord's broker and the tenant's broker. If you lease without your own broker, the landlord's broker usually keeps the whole fee, so you pay for representation either way. You might as well have it.

Can I just call the number on the sign?

You can, but that broker represents the landlord and is obligated to get the landlord the best deal. A tenant rep broker owes that duty to you.

When should I start looking?

For most leases under 10,000 square feet, start 6 to 9 months before you need to move in. Larger spaces, restaurants and medical build-outs need 12 to 18 months. Renewals should start 12 months before the lease ends, before the landlord sends the renewal notice.

Do you help with lease renewals?

Yes. A renewal is a negotiation like any other, and landlords expect tenants to renew without shopping the market. We run the market and bring the landlord a real comparison.

What property types do you handle?

Office, medical, retail, restaurant, industrial, warehouse and flex space in Tyler, East Texas and Dallas-Fort Worth. See our pages on office space in Tyler, retail space in Tyler and warehouse and industrial space in Tyler.
