Retail leasing in Tyler, East Texas and Dallas-Fort Worth

Scarborough Commercial Real Estate helps retailers, restaurant operators, service businesses and franchisees find and lease retail space in Tyler, Texas and the surrounding East Texas markets. We also represent shopping center owners and single-tenant landlords who need the right tenant for their space. Led by Sam Scarborough, CCIM, our team works both sides of retail deals every week, so we know which centers have availability, what rents are actually being signed, and which locations fit which concepts.

Who we help

Tenants: restaurants, medical and dental, fitness, salons and spas, boutiques, cellular and service retailers, and regional or national brands entering East Texas. We handle site selection, tours, letter of intent, lease negotiation and the coordination through opening.

Landlords: owners of shopping centers, strip centers, pad sites and freestanding retail buildings. We market the space, qualify prospects, negotiate on your behalf and manage the lease through signature.

Buyers and sellers: investors buying or selling retail properties, from single-tenant net lease buildings to multi-tenant centers.

Where retail is happening in Tyler

Tyler's retail activity centers on the South Broadway corridor from Loop 323 south past Grande Boulevard, the Broadway Square and Village at Cumberland Park area, the Loop 323 ring, and the growing corridors along Old Jacksonville Highway and Highway 110 toward Whitehouse. Downtown Tyler continues to attract restaurants and local retailers. Outside Tyler, we actively work retail in Longview, Lindale, Whitehouse, Bullard, Jacksonville and Kilgore, and we handle retail assignments in the Dallas-Fort Worth market for clients expanding in either direction.

How a retail search works with us

  1. We start with a short call about your concept, size, parking, visibility, co-tenancy and budget.
  2. We pull every available space that fits, including off-market and pre-leasing opportunities we hear about before they hit LoopNet or Crexi.
  3. We tour the shortlist with you and give you a frank read on each space.
  4. We negotiate the letter of intent and lease terms, including tenant improvement allowance, free rent, exclusives and renewal options.
  5. We stay involved through permitting, build-out and opening.

In most tenant representation deals, the landlord pays our fee, so there is no cost to the tenant for our representation.

Frequently asked questions

How much does retail space cost to lease in Tyler?

Asking rents vary widely by corridor, visibility and condition, from older strip centers to new construction on South Broadway. Most leases are quoted as a base rent per square foot per year plus NNN charges (taxes, insurance and common area maintenance). Call us for current numbers on the specific corridors you are considering.

What size retail spaces are available?

Tyler's inventory runs from about 1,000 square foot in-line spaces to anchor and junior-anchor boxes of 20,000 square feet or more, plus freestanding buildings and pad sites for ground leases or build-to-suit.

Do I pay a fee to use a tenant representative?

In most cases, no. The landlord pays the brokerage fee, which is split with the tenant's broker. You get representation and market knowledge at no cost.

Do you handle restaurant space?

Yes. Restaurants are a large part of our retail work. We know which spaces already have grease traps, hood systems and adequate parking, which saves months of build-out.

Do you work outside Tyler?

Yes. We cover East Texas including Longview, Lindale, Whitehouse, Bullard, Jacksonville and Kilgore, and we handle assignments in Dallas-Fort Worth.
